Brandon Jenkins is the founder of Birch Prosper. His real estate investing experience spans both the single-family residential space in key Texas markets, as well as value-add apartment deals in over 2,300 units in the Dallas, Phoenix, Atlanta, and Houston markets. Brandon has a very diverse professional background as an engineer with 10 years of technical experience working for 2 major Fortune 500 corporations in the Oil & Gas and Mining sectors. The focus of his work dealt with risk analysis, project execution, asset management, and investment evaluation. Brandon has a master’s degree in Chemical Engineering from Howard University. He lives in Washington, DC with his wife and 2 children.

In this episode, Brandon discusses how different departments in a business can compete with each other, and how this can result in less-than-ideal outcomes for the company as a whole. He suggests that incentives should be used sparingly and that if they are offered at all, they should be structured in a way that there is no adjustment to the criteria for the approval of applicants. He discusses the benefits of having a property management company that operates at the national or regional level. To learn more about Brandon and his work, listeners can visit his Birch Prosper!

Tweetable Quotes:

“Make sure you're on schedule. If you're on schedule, then you'll send it forward. But there can be no adjustment whatsoever in the criteria, in filtering and screening and approving tenants or applicants.” – Brandon Jenkins

“When you have representation with the national property management company, you tend to get a different type of property manager. And then you also get the benefit of a regional property manager that might be able to help facilitate things a little bit better.” – Brandon Jenkins
